Revitalizing Industrial Austin: St. Elmo’s Shift to Mixed-Use

Exciting transformations are coming to the heart of industrial Austin. The St. Elmo neighborhood, known for its largely industrial makeup, is all set to undergo a significant metamorphosis. Long-time developer, Leifer Properties, has notched up a significant milestone en route to this goal, securing essential recommendations from the Austin Planning Commission to transition the neighborhood from industrial to mixed-use.

This rezoning impacts several properties – 300, 400, 436, and 440 on Industrial Blvd., along with 4211 Willow Spring Rd. The move paves the way for dynamic and diverse developments, heralding a new era of vibrancy for the area. The commission’s support for an amendment introduces additional zoning conditions at 506 and 600 Industrial Blvd and 4138½ Terry O Lane. It’s certain now, the horizon for St. Elmo is lit with potential additions up to 600 multifamily units, about 13,000 square feet of ground-floor retail, and even a brewery.

One site to watch in particular includes a large 4.7-acre plot that currently houses an industrial warehouse. The plans are audacious for this site, with Leifer Properties envisioning roughly 700 multifamily units and over 10,000 square feet of retail space. Thanks to the amendment, the site’s maximum building height can touch 125 feet, and the permissible number of units can increase to an impressive 600.
