Texas’s small towns, located in the transitional “metroplex” zone between the buzzing cities of Austin and San Antonio, are gearing up for transformative growth with large neighborhood developments in the pipeline.
One such project is Haney Park, a proposed 1,185-home subdivision spread over 245 acres in Hays County, which falls under the extra-territorial jurisdiction of Uhland. Besides the residential area, Haney Park LLC’s plan includes three commercial slots and an 18-acre space assigned for multifamily housing. The development is slated to complete in five phases, with the initial phase launching in 2025 and the concluding phase in 2033.
Meanwhile, a short drive away in Caldwell County, another sizable housing scheme, Luna Rosa, is underway. Located along 3680 Lytton Lane in Dale, Luna Rosa proposes around 1,649 homes on a sprawling area of 688 acres. It will also feature 36 limited commercial lots and an on-site wastewater treatment facility.
Cayetano Development LLC is managing the development of Luna Rosa, while Rancho Bell LLC serves as the landowner. The development, set in six phases, ensures a quarter-acre minimum lot sizes.
