Georgetown: America’s Fastest-Growing City for the Second Year in a Row

Georgetown, located in the heart of Central Texas, has been named the fastest-growing city in the United States for the second consecutive year. According to a recent U.S. Census Bureau report, Georgetown’s population surged by an impressive 14.4% between July 1, 2021, and July 1, 2022. The boom in population has also affected the real estate market, with the median home list price in Georgetown being $525,000 in April, which is about $175,000 less than in Austin.

The rapid growth in Georgetown can be attributed to the spillover from nearby Austin, as the city has become more expensive, pushing people to seek more affordable options in the suburbs. “Austin got so much more expensive that people flocked to the suburbs because they were somewhat less expensive,” says Gary Maler, executive director of the Texas Real Estate Research Center.

With four of the top five fastest-growing cities in the U.S. located in Texas, including Kyle, Leander, and Little Elm, the state’s pro-business attitude, variety of cultures and sceneries, and relatively lower costs have contributed to its popularity. However, Maler notes that Texas is starting to lose its cost advantage compared to other states.
