Central Texas Housing Affordability Crisis: Homes Under $200K Dwindling

Central Texas has experienced a significant decrease in the availability of homes priced under $200,000 since 2011, with numbers plummeting in major metros like San Antonio, Dallas, Austin and Houston. Texas Real Estate Research Center data reveals that the percentage of these homes in San Antonio dropped from 69.3 percent in 2011 to a mere 11 percent in 2022. Similar trends have been observed in other major metros: Dallas faced a decrease from 66.4 percent to 5 percent, Austin from 53.6 percent to 0.5 percent, and Houston from 64.8 percent to 10 percent.

This decline in affordability is due to surging demand driven by Texas’ growing population, limited land availability for development, and rising construction, labor, regulatory, and financing costs. The median sale price of a San Antonio-area home in February was $310,000, up from $240,000 in March 2020. While various bills are being proposed to address this issue, the current housing market is making it increasingly difficult for homebuyers to find affordable options.
